Remortgage Advice in Sheffield and Across the UK

If your mortgage deal is coming to an end, we'll help you find the right next step. You can stay with your current lender on a new rate (a product transfer) or move to a new lender (a remortgage), and the right choice depends on the rates available to you, your circumstances and what you want from your mortgage next. Our whole-of-market advisers compare both, and if staying put is the better option, we'll tell you, with no fee from us for it.

Remortgage or product transfer: which is right for you?

Before you look at a single rate, it helps to know the two routes open to you when your deal ends.

Product transfer

What it is: a new rate with your existing lender

Valuation: usually not needed

Legal work: usually none

Affordability check: often none, if you're not borrowing more

Typical timescale: often a few days

Our fee: none

Choice of rates: your current lender's range only

Remortgage

What it is: moving your mortgage to a new lender

Valuation: usually needed (often free)

Legal work: needed (lenders often offer free legal work or cashback)

Affordability check: full assessment

Typical timescale: typically 4 to 8 weeks

Our fee: typically £795

Choice of rates: the whole market

A product transfer often makes sense when:

  • your lender's new rate is competitive with the wider market
  • your circumstances have changed since you took the mortgage out, such as lower income, becoming self-employed or new credit problems, which could make a new lender harder to pass
  • your home has fallen in value, or you have little equity
  • your mortgage balance is small, so the savings elsewhere wouldn't cover the costs of moving

A remortgage often makes sense when:

  • better rates are available elsewhere than your lender is offering
  • you want to borrow more, or change your term or repayment type
  • your home has risen in value, which could move you into a lower loan-to-value band and better rates
  • you want features your lender doesn't offer, such as larger overpayments or a different length of fixed rate

We look at both for you. Because we can see your lender's product transfer rates and the rest of the market side by side, the comparison is genuine. Product transfers carry no fee from us. See our fees in full. Read our full guide to product transfers.

What's the difference between a remortgage and a product transfer?

A product transfer is a new rate with your existing lender. It usually needs no valuation or legal work and is quick to arrange. A remortgage moves your mortgage to a new lender, which takes longer but opens up the whole market. We compare both for you.

Do you charge for a product transfer?

No. If staying with your current lender is the right answer, we arrange it free of charge. For a remortgage to a new lender, our fee is typically £795.

Your Remortgage Journey

Re-mortgaging can save you money and provide financial flexibility. Here's our step-by-step guide to securing a better mortgage deal.

Our Sheffield-based advisers regularly help homeowners across the city - from Hillsborough to Heeley and Walkley - remortgage as their fixed-rate deals come to an end. Whether you're local or based elsewhere in the UK, we'll search the market to find your next rate.

Assess Your Current Situation

Review your existing mortgage terms, current interest rate, remaining term, and any early repayment charges. We'll help you determine if re-mortgaging is the right option for you.

Compare Your Options

We'll put your lender's product transfer rates alongside the whole market, so you can see which route comes out ahead, whether you're looking to reduce your payments or raise money.

Prepare Your Documentation

Gather the relevant documents, and we'll guide you through what lenders require and help you prepare a strong application.

Property Valuation

Most remortgages need a new valuation, often paid for by the lender. It sets your loan-to-value, which affects the rates available to you. A product transfer usually needs no valuation at all.

Complete the Switch

We'll liaise with both your lender and solicitor to ensure a smooth transition with minimal hassle for you.

What happens if you do nothing?

When a fixed or tracker deal ends, most lenders move you onto their standard variable rate (SVR) automatically. SVRs are usually much higher than the deals available to new and existing customers.

An illustration: on a £180,000 mortgage with 20 years left, a rate of 4.5% costs about £1,139 a month. At an SVR of 7%, the same mortgage costs about £1,396 a month. That's £257 more every month, or around £1,540 over six months.

These rates are for illustration only and are not current offers. Your figures will depend on your lender, your balance and the rates available when you apply. Try your own figures in our remortgage calculator.

Most lenders let you secure a new deal three to six months before your current one ends. Starting early means you can lock in a rate and still switch if a better one comes along. Our guide to when you can remortgage explains the timing in more detail.

Why and When Would You Remortgage?

There are several reasons why re-mortgaging might be beneficial for you. Here are some of the most common:

Your current mortgage deal is about to end

You don't want to pay the lender's variable rate.

You want to switch to a better rate

Switch to a better rate than your existing mortgage and save on your monthly payments.

Your home has gone up in value

You may now qualify for a lower loan-to-value band and better rates, or want to raise money for something specific.

You want to raise cash to consolidate existing loans or credit cards

Consolidating debt into your mortgage can lower your monthly payments, but spreading short-term debt over a long mortgage term can mean paying more in total. Think carefully before securing other debts against your home.

You want to switch from interest-only to a repayment mortgage

Change your mortgage type to better suit your current needs.

You want or need to borrow additional money

For projects or events, such as home improvements, a wedding or property development. Your current lender may also offer this as a further advance, which we can compare for you.

You want a more flexible mortgage

Find a mortgage that better suits your current lifestyle and needs.

Cashback, free legal work and what it really costs

Many lenders offer remortgage incentives, usually free legal work or cashback, and often a free valuation too. They're worth having, but they're only part of the picture. A deal with cashback and a higher rate can cost more over the fixed period than one with no incentive and a lower rate.

The costs to weigh up are:

  • Your current lender's early repayment charge, if you leave before your deal ends
  • The new lender's arrangement fee, which may be added to the loan
  • Valuation and legal fees, often covered by the lender's incentive
  • Our fee: typically £795 for a remortgage, with no fee at all for a product transfer. See our fees in full.

We add these up for you, so you can compare the true cost of each option, not just the headline rate.

How Long Does It Take to Remortgage?

A product transfer is usually the quickest route, often completed within a few days. A remortgage to a new lender typically takes four to eight weeks, because of the valuation, the legal work and the lender's checks.

Friends Capital Tip: "Start looking three to six months before your current deal ends. That gives you time to compare both routes and complete without rushing."

Frequently asked questions

Get answers to common questions about remortgaging your property.
When is the best time to remortgage?
The best time to remortgage is typically when your current deal is coming to an end, usually after a fixed term of 2, 3, or 5 years. This helps you avoid moving onto your lender's standard variable rate, which is often higher. Most lenders let you secure a new rate three to six months before your deal ends. Other good times include when interest rates drop significantly, when your property value has increased substantially, or when you need to raise money for major expenses.
Will remortgaging affect my credit file?
A remortgage application involves a credit search, which shows on your credit file. There's no single credit score that every lender uses: each runs its own assessment. Making several applications in a short time can count against you, which is why we identify suitable lenders before you apply. A product transfer often involves no credit search at all.
How much does it cost to remortgage?
Remortgaging costs typically include arrangement fees (£0-£1,500), valuation fees (£0-£500), legal fees (£300-£1,000), and potentially an early repayment charge from your current lender if you're still within a fixed or discounted period. Many lenders offer fee-free remortgage packages that include free valuations and legal work. Our own fee is typically £795 for a remortgage, and there is no fee from us for a product transfer; our Fees page sets this out in full. We'll help you calculate whether the savings from remortgaging outweigh any costs involved.
How long does the remortgage process take?
A product transfer with your existing lender is often completed within a few days. A remortgage to a new lender typically takes four to eight weeks from application to completion, depending on the valuation, the lender's processing times and how quickly the legal work is completed. Start looking at your options three to six months before your current deal ends.
Can I remortgage with bad credit?
Yes, it's possible to remortgage with bad credit, though your options may be more limited and interest rates higher. The severity of the credit issues, how recent they were, and your current financial situation will all be factors. Some specialist lenders cater specifically to those with credit issues. If your credit has worsened since you took out your mortgage, a product transfer with your existing lender may be the simpler route. We have experience working with clients with various credit histories and can help find the most suitable options for your circumstances.
Can I remortgage to release equity for home improvements?
Yes, this is a common reason for re-mortgaging. By borrowing more than your outstanding mortgage balance, you can release equity that has built up in your property to fund renovations or extensions. This can be a cost-effective way to finance improvements that may ultimately increase your property's value. Lenders will typically want to know what the additional funds are for and may have specific criteria for home improvement loans.
